David Hanley, PE
Principal Engineer
David’s career spans diverse environmental areas, including environmental site assessment and due diligence, environmental remediation, brownfields redevelopment, and vapor intrusion assessment and mitigation. Before launching the firm, he held similar environmental consulting roles for several firms. As a consulting engineer, David engaged in environmental assessments, cleanups, and contamination mitigation at hundreds of industrial, commercial, and residential properties with impacted groundwater, surface water, soil, sediment, or vapors. David has successfully managed projects to completion under various federal and state regulatory frameworks.
David is a renowned design engineer who has prepared designs for vapor intrusion mitigation systems (VIMS) for over 200 commercial, multi-family, and industrial buildings, including new construction and retrofitting of existing buildings. David actively participates in developing industry design guidance for VIMS through the Association of Vapor Intrusion Professionals and the Interstate Technology Regulatory Council’s Vapor Intrusion Team.

David is dedicated to driving projects forward and achieving their objectives. He prioritizes the client’s best interest, attentively listens to understand project needs, and consistently delivers results within designated timelines and budgets. Even after project completion, David invests additional time to ensure client satisfaction.
When David isn’t at the helm of an environmental consulting project, he enjoys spending time with his wife and their three young children.

Joe Gentilcore
Environmental Scientist
Joe brings a wealth of expertise in planning and implementing environmental assessments and remediation to the team. Joe’s proficiency extends to overseeing construction quality assurance and quality control for vapor intrusion mitigation systems, investigating and assessing soil, groundwater, soil gas, and indoor air, and conducting asbestos surveys and inspections. He is also well-versed in brownfields redevelopment, landfill gas compliance, and the operation and maintenance of remedial systems. Before joining the team, he worked as an environmental consultant and a landfill gas technician.

Nick Hotzelt, PE
Project Engineer
Nick has extensive experience leading environmental due diligence (Phase I/Phase II ESAs) and field investigations. He provides a technical focus when designing vapor intrusion mitigation systems, investigating and assessing soil, groundwater, soil gas, and indoor air, brownfields redevelopment, and soil/groundwater remediation. Nick is also proficient in developing feasibility studies and corrective action plans, providing comprehensive strategies to address environmental concerns effectively.

Nick unites his profound technical knowledge and unwavering dedication to excellence as he collaborates with clients to achieve success. He upholds high ethical standards, which guide him to make decisions rooted in integrity and foresight in environmental engineering. Responsive and adaptable, Nick tailors his approach to address the distinct needs of each project. He tackles environmental challenges proactively, striving to deliver optimal and practical solutions.
Nick and his wife have two dogs, a Springer Spaniel named Miloh and a Teacup Shih Tzu named Caycee. Nick is a sports fan at heart and loves attending sporting events, playing sports, and watching sports. He and his wife enjoy the outdoors, often going to the mountains or for a walk on the greenways or nature trails on the weekends.

Reed Dowdy, PG
Reed is a North Carolina–licensed Professional Geologist with extensive environmental consulting experience concentrated in the southeastern United States. He leads Hanley Environmental’s geology practice, planning and leading environmental site assessments (Phase I & II), brownfields redevelopment projects, remedial investigations, and regulated building‑material surveys.
Reed’s project portfolio ranges from municipal and private brownfields assessments to complex groundwater and geochemical evaluations at former mine sites. His hands‑on field expertise includes soil, groundwater, and vapor sampling; drilling and well installation; in‑situ remediation; and vapor intrusion mitigation system construction oversight. He routinely authors work scopes and technical deliverables that withstand regulatory review.
